Thank you for your interest in applying for one of our rental homes, we look forward to working with you and assisting you through the application process. We are committed to offering equal housing opportunities. The rental criteria outlined here explains our minimum requirements that should be met PRIOR to submitting an application with us.
All application fees are non-refundable. Before you apply to rent with us you should take some time to review our rental application approval criteria which includes but is not limited to the following.

Rental Criteria Introduction

All adult occupants over the age of 18, will be considered as responsible residents under the rental agreement and will be asked to sign the agreement as a resident. Applicants with any number of minor children would have to rent the entire unit if it is available.

Please note that these are our present rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by us that all residents and occupants currently living here have met these requirements. There may be residents or occupants who have resided on the premises prior to these requirements going into effect; additionally, our ability to verify whether these requirements have been met is limited to the information we receive from the consumer reporting services used and other sources available to us.

Confidentiality. We maintain a strict policy of confidentiality and privacy for our applicants and residents. We do not discuss information on applications with anyone other than the applicant. In addition, we do not discuss individual credit/background reports with an applicant. If you question on anything in your credit report, you will need to contact the consumer reporting agency that made the report. We can provide you with the name and address of the agency upon your request.

Application Fee. For all applicants 18 and over there is a non-refundable $50.00 application fee that must be paid by each applicant. Each individual applicant over 18 must submit their own application.

Every person over the age of eighteen must have a criminal background check and a credit check performed on them by our company. Because there are no exceptions, it is important that you review this information carefully before submitting an application, and make certain that to the best of your knowledge, you meet the rental application approval criteria stated. The application fee may be taken once all supporting documentation has been submitted including co-applicants if applicable.

We only rent to people whose history and information we can verify!

We generally follow the 2/bedroom occupancy standard.

Credit History: An extensive, negative credit history may be grounds for denial or require a higher security deposit and/or additional funds upfront, and/or higher monthly rental rate.

Evictions, skips, or money owed to a previous landlord, may result in denial of the application.

Any NSF checks within the past 12 months may disqualify you.

Any open collection account from a utility, telephone service, cable company, or car payment may disqualify you.

Leniency is given to medical collections and foreclosures.
Justice Involved History

We follow the rules and regulations relating to the Fair Housing Act. Justice Involved History is evaluated as a part of the application process. Since each applicant has differing history, only after an application is completed can a determination be made.

Generally, persons on any sex offender list will be denied. Persons with convictions relating to distribution and/or manufacture of controlled substances will be denied. Persons with convictions relating to damage to persons and/or property will be denied. All others go through a process. We encourage all to come in and apply. If there is an out-of-state justice involved history, there may be an additional fee to get that information from the courts.
Income - How you will be paying for rent?

You will be asked how you will be paying for rent be it employment, or by some other means.

You must make a minimum of 3 times the rental amount per month. This information must be verified through our office. If we are unable to verify this information, you application may be denied.

You must have established a stable income history

You may be required to provide the following forms; bank statements, hiring letters, W2s, pay stubs, and any other forms management deems necessary to verify your income and ability to cover the monthly fees on time.
Smoking

Most of our properties and communities are strictly non smoking. This means we do not rent to smokers and all smoking is prohibited at those properties by both residents and their guests. “Smoking” means inhaling, exhaling, breathing, or carrying any lighted product, including but not limited to, cigarette, cigar, pipe, vapor smoking product/e-cigarette, other tobacco product, similar lighted product, marijuana and other illegal substances, in any manner or in any form. If you are unsure whether the unit/property you are interested in is non-smoking or not please refer back to the listing and/or contact our office to clarify.
Interviews

One of the last steps in the application process may or may not require meeting with a member of our management team for an interview. Management reserves the right to require any person intending to live in a unit to attend this meeting with management before a final decision to approve is made. An interview does not in any way guarantee approval to rent from phVeda Real Estate & Management.
Validity Period

Applications remain in good standing for a period of 30 days from the date they are received. If a lease is not signed or the applicant does not occupy an apartment within the 30-day time period, the application must be re-submitted for verification and approval and a new application fee must be paid

Applicants and Co-applicants
All applicants intending to occupy the unit must submit their own application. If you are applying with other people we may not start processing your application until everyone who intends to occupy the unit has submitted their applications. An application is deemed as incomplete until all occupants have submitted their applications.
